Existing Northeast Johnson County KS single family resale homes for Overland KS zip codes 66202, 66204 and 66212 pending contracts in February 2012 were 49.  Single family Overland KS resale homes for zip codes 66202, 66204 and 66212 pending contracts for February 2012 (49) was 61percent higher than February 2011 totals (30).

Friday Facts: Signs Point to Homeownership Being Cheaper Than Renting

Some additional reports have come out stating that the indicators are pointing to homeownership being cheaper than renting.  Record low interest rates and affordable home prices is making it harder to justify paying a rental amount that may be equal to or higher than a monthly mortgage payment and the positives of homeownership.  


If you have been keeping up on blog posts discussing the monthly housing sales for Prairie Village KS homes and Overland Park homes, you have seen that we are consistently showing an increase in the  number of homes sold.  This will in turn lead to less overall inventory which will lead to a more balanced buyer and seller market rather than what we have been experiencing as a “buyer’s market.”

Average List Price Increasing for Homes for Sale in Prairie Village KS

As of March 20, 2012, it appears that the average list price for homes for sale in Prairie Village reflects an increase as compared to February 2012.  It also reflects an average list price that is comparable to May of last year which represented the highest list price average for the prior 12 months.

Kansas City Regional Home Sales Increase For February

Some more good news for the Kansas City housing front.  Kansas City Regional Home Sales for February showed existing homes sale of 1,507 as compared to 1,191 home sales for February 2011.  This represents a 27% increase in existing homes sales over last year.

Heads Up Sellers-Buyers Are Out Looking But Be Prepared

I have been out showing loads of homes to buyers for the past few weeks.  Buyers are out looking folks.  But buyers are not buying just to buy. They are shopping and are especially sensitive to how a home shows.  It used to be when the market favored Sellers that the initial appearance of a home was not as critical as it is today.  First impressions mean everything to a buyer even if the floor plan and location meet their needs.  

I showed a home to a couple the other day in Overland Park that met their needs in terms of location, size, amenities such a finished lower level and in their price range. But they immediately dismissed consideration of the home because from the moment I unlocked the front door, there was smell to the home.  I don’t know what the odor was from. It seemed to be a cooking order that could have been easily taken care of, but my folks did not care.  It was the initial impression of the home and that is all the buyers remembered even though the home met their needs otherwise.  


Consider these tips for showing your home folks.  Yes, buyers are back out looking, but they are particular about what they are buying.

Home sales for the Prairie Village Kansas real estate market for February 2012 trended downward as compared to the preceding month.  33 total sales for February which is greater than the total sales of 20 for February in 2011.  The high for single family home sales having come in August for the preceding 12 months with a total 45 sales. 

Average price for homes sold in Prairie Village Kansas trending downward for February 2012 with an average sales price of $184581.  The average sales price for February 2012 also trending downward as compared to the same period in 2011.  The high for single family average sales price for the preceding 12 months having come in June 2011 with an average price for homes sold of $248415.
